Trusted Local Advice for Landlords

We let property to a wide range of applicants including working tenants and applicants who may receive housing support, subject to satisfactory referencing and affordability checks. Where appropriate, a guarantor may be requested depending on the circumstances of the application.

Cooke & Co deal with self contained residential property and can advise on a wide range of buy to let opportunities across Thanet.

Our team assists landlords with the growing number of legal requirements affecting rental property including Right to Rent verification, Anti Money Laundering checks where applicable, tenancy compliance, safety regulations and the ongoing changes under the Renters’ Rights Act. :contentReference[oaicite:1]{index=1}

We can also advise landlords to check whether any local licensing requirements apply to a property. In Thanet, the previous selective licensing designation has expired for new applications, although existing licences remain in force until they expire or are revoked. :contentReference[oaicite:2]{index=2}

Important Changes Affecting Landlords

The Renters’ Rights Act brought major changes to the private rented sector in England from 1 May 2026. Assured shorthold tenancies have ended and assured tenancies now operate on a periodic basis. Section 21 no fault notices can no longer be used, so landlords must follow the correct legal grounds and procedures where possession is required. :contentReference[oaicite:3]{index=3}

Landlords and letting agents also need to ensure their tenancy paperwork, notice procedures, rent increase processes and information given to tenants are all up to date. Existing written tenancies covered by the new rules must be given the Renters’ Rights Act Information Sheet by 31 May 2026. :contentReference[oaicite:4]{index=4}

Cooke & Co keep landlords informed of regulatory developments and assist with implementing compliant processes for managing property.

Typical Rental Returns in the Thanet Area

The following figures provide a general guide to rental levels that may be seen in the local market. Actual rents depend on location, property condition, presentation and demand at the time of marketing.

  • One bedroom flats approximately £120 to £250 per week
  • Two bedroom flats approximately £160 to £300 per week
  • Three to four bedroom flats approximately £220 to £450 per week
  • Two bedroom houses approximately £180 to £300 per week
  • Three to four bedroom houses approximately £250 to £550 per week
  • Two to four bedroom bungalows approximately £220 to £450 per week

These figures are intended as a broad guide only. A specific market appraisal will provide a more accurate view based on the exact property and current market conditions.

Tax and Record Keeping

Some landlords are now also affected by Making Tax Digital for Income Tax. From 6 April 2026, landlords with qualifying income over £50,000 must use compatible software and follow the new reporting process, with lower thresholds following in later years. :contentReference[oaicite:5]{index=5}

We do not provide tax advice, but good record keeping and early planning are increasingly important for landlords, especially where property income forms part of a wider portfolio.
