First you need to register with us:
Registering allows us to add your property across our extensive network of available properties

Valuations:
One of our experience staff will be only to pleased to come out and give you a free valuation on your property, either phone our office or fill in our valuation request form

Viewings:
We will arrange a time for viewing that is to your convenience and where possible will accompany our client to the property, and take them round to view.

Making an Offer:
Once outr client has made an offer we will contact you with the details by phone if possibly, or send details through the post). Any offer made on the property will be subject to contract and is not legally binding on you or the purchaser.

Offer Accepted:
Once offer is accepted we will confer the terms in writing to all parties involved, and hopefully set up dates of exchange and completion. Remember contract is not binding until contracts have been signed and exchanged.

Surveying your property:
It is normal for your property be checked for structural problems and valued by a qualified surveyor. What ever you decision Cooke and Co can arrange this for you

Exchange of contracts:
The contract will now be signed by the purchaser and yourself and the relevant deposit paid, contract will be exchanged and now the contract is binding by law, completion is usually 4 weeks from date of exchange

Completion:
Now you will need to put in motion your removal arrangements and necessary changes of addresses etc, see notes for a list to assist you

Notes:
Arrange removal dates
Inform post office of new address (mail redirect)
Change contents insurance
Arrangebuildings insurance
Arrange readings for water, electricity and gas on both properties on day of removal and take your own readings a well.
Arrange for phones to be transferred/discontinued etc
Settle any outstanding community's bills on old property.
