Finding a Mortgage:
Finding a mortgage option acceptable to you at this time can save a lot of unnecessary headaches at a later date. Our mortgage advisors will consult with you on the various aspects of obtaining a mortgage, alternatively for a quick check you can use the online calculator on out financial advice pages.
Viewing Properties:
We will arrange a time for viewing that is to your convenience and where possible will accompany you or meet you at the property, please check our working hours to make appointment.
Making an Offer:
Once you have found a suitable property an offer in writing will be sent to the vendor (where possible we will also contact the vendor by phone). Any offer you make on the property will be subject to contract and is not legally binding on you or the vendor.
Fees:
Costs unfortunately are part of the process and the pain can be eased if you are aware in advance of the pending costs.

Offer Accepted:
Once offer is accepted we will confer the terms in writing to all parties involved, and hopefully set up dates of exchange and completion, This is when you will need to makes instructions to your solicitor and arrange surveys etc and proceed with mortgage. Remember contract is not binding until contracts have been signed and exchanged.
Conveyancing:
Now it is time to process the legal work by your appointed solicitor or licensed conveyancer. We can assist you and find you a solicitor if you so wish.
Contracts and Searches:
Once the title deeds are in the hands of your solicitor he/she will carry out necessary searches via the land registry and to ensure there are not problems with the sale. Once the solicitor has all replies and is satisfied they will then be ready to exchange contracts.
Surveying your property:
The lender will usually require that the property be checked for structural problems and valued by a qualified surveyor. (You may required for your own peace of mind a full detailed survey) What ever you decision Cooke and Co can arrange this for you
Conformation of offer:
Once this has been sanctioned you will be informed of terms of your mortgage and any deposit you will have to pay
Exchange of contracts:
The contract will now be signed by the vendor and yourself and the relevant deposit paid, contract will be exchanged and now the contract is binding by law, completion is usually 4 weeks from date of exchange
Completion:
Now you will need to put in motion your removal arrangements and necessary changes of addresses etc, see notes for a list to assist you
Notes:
Arrange removal dates
Inform post office of new address (mail redirect)
Change contents insurance
Arrangebuildings insurance
Arrange readings for water, electricity and gas on both properties on day of removal and take your own readings a well.
Arrange for phones to be transferred/discontinued etc
Settle any outstanding community's bills on old property. |
